What Makes a Good Investment Market?

Today Julie and I are hosting four hours of one on one calls with our 12 Months to $1 Million club members. Each member had the opportunity to book a 20 minute one on one call with either Julie or myself. It’s going to be a crazy afternoon and evening as we talk to so many different people … but as I prepare for the calls I have I am finding that quite a few of the folks have the same questions.

One question that several different members asked is “How do I choose a market to invest in?”

We’ve talked about this before in our newsletters and in an article where we shared a Real Estate Market Research Checklist but there is one big thing that you have to find in a market to ensure it’s going to be one with plenty of tenants to rent to and plenty of willing and able buyers to sell your home to in the future.

    If you can find a growing population, as long as it’s sustainable and not some short term project, you’ll find a place to potentially invest in real estate.

    Dave – really great video. Thank you.
    I was wondering what you do to figure out what employers are doing in an area. How do you know if there will be more or less jobs in any given market area. Obviously jobs are an important piece and you can get general numbers but if you want to understand why there are more or less jobs in an area how do you figure that out? Thanks.

    There are a variety of things you can do to find out what employers are doing in an area:
    - go to their website and look at their corporate or news info, if available
    - google it! Google the larger employers in an area and google them and the city to see if there are any press releases or news items on the internet
    - speak with realtors, property managers, locals in that area! We always do this as part of our market research – ask around! And then, do more asking and more online searches!
    - check the business section of the local paper (online and in print), you may be surprised at what articles have been written
    - check the municipality’s website for largest employers in the area and continue to follow/research those employers

    As you do these searches, you’ll learn more and more about the market, the employers and what’s going on.

    Hi Dave,

    Great video, and really sound advice. I don’t think anyone can go wrong investing in growth areas.

    Here is Tucson, another lucrative investing niche is in “transition zones” where there is a mixture of older and newer houses availble. Purchase prices can be very reasonable and rental rates are fairly high, as these are locations where lots of people like to live.

    Thanks for your comments Alex! I will have to look you up next time we’re in Maui! Man I love that place! How is the real estate investing market there these days?

    Hi Terry – great point about transition zones. We too like buying in those areas as long as there are several “signs” that the transition has begun…e.g. several houses have been either torn down and re-built or significantly renovated, newer services/infrastructure in place such as natural gas lines being laid, new sewer pipes, sidewalks, greenery, etc. There doesn’t have to be all of the above…but we do like seeing some progress before we put the cash into those areas. We have 2 sub-markets in our chosen city that are in transition and we can’t buy enough homes in those areas as the demand is high, the prices are still reasonable and the rental income is strong.
