Making Dave Mad & Why Private Money Rocks

Dave was not a happy camper this weekend. He was working on a little deal (little relative to most of the ones we work on) and all he needed was a mortgage from the bank for $75,000. We’re putting 50% down and financing the other half … or at least that was our plan … until the bank asked for every possible document on every single property we own, proof of all other sources of income, and the past 3 years income tax statements.

We pushed back on that issue and got them to accept bank statements for each property instead. Then they came back and said they would only consider the properties we own in our personal names not the ones we own in our corporation. Don’t get Dave started on that issue … it drives him to rant non stop.

We receive letters from our Acura dealer saying that we’re pre-approved for a car – a depreciating asset – of nearly the same value at 1.9% interest simply because we’ve been good customers.  We want to buy a piece of real estate with 50% down and we are basically being spit on.

It’s absolutely ridiculous but it’s also an example of just how hard it has become be to deal with the banks when your primary source of income is a portfolio of properties …

Thank goodness we’ve mastered the art of finding and using private money for our deals … because ultimately … if we choose to move forward with this purchase, that will be how we finance it. The banks can upset us but they do not stop us. And we can really thank the Private Money Blueprint for empowering us to be private money magnets!!

Ok – that’s already pretty cool – but I also wanted to let you know that I am the guest speaker on a webinar for CanadaREIC Thursday evening. I’m still finalizing the presentation because I just got some new ideas I thought I would share … but the presentation is on 3 Secrets to Finding Under-market Deals that Attract Awesome Tenants.
