How to Prep Your Rental Property for a Tenant Showing

April’s been a busy month for us as we ended up with two new properties to fill. Our goal is to buy one property a month, and as much as we try to stick to that schedule, sometimes we’ll end up with a month like February where we don’t close on anything and then a month like April where we get two!

As I write this we’re just starting to show property number two and we’re still waiting for the right candidate for property number one. We’ve had lots of applications but nobody has been the right fit. We’re pretty picky though … I think we’ll fill both homes in the next few weeks.

Today, I just wanted to share a little video with you on how we prep a rental property for a tenant showing. In this case I am showing you one of our rent to own properties (property one mentioned above) and what we do to get ready. Other than the documentation we bring, our preparations are pretty much the same regardless of whether it’s a regular rental or a rent to own though.

Now … just for fun I want to show off the talents of my dear dog Bram.

Introducing Bram the Great:

When we were getting ready to prep the home I took Bram and Alfie (my aunt’s dog we’re sitting for the month) and put them in the backyard; the fully fenced back yard. When I came around the side of the house to the front door to go inside, after securely locking them in the back yard, Bram was already at the front door waiting for me. I put him in the backyard for a second time, and again he beat me to the front door. On the third attempt, I had Dave go around to the other side of the house and film what was happening:
