Top 10 Secrets for Entering the US Market as a Canadian

We meet so many Canadian investors considering buying in the US market. We each have relatives that have made purchases in Arizona and California in the last 6 months. There’s almost a buying frenzy among Canadians when it comes to all things American. With our  dollar hitting $1.05 yesterday, it feels like the ultimate Boxing Day sale to many.

There are deals in the US … Canadians have enjoyed cross border deals for years in books, clothes, electronics and even in real estate. But – and this is a huge BUT – if you’re looking at  buying real estate in the US you need to get informed. You MUST be clear on what you’re doing and why.

The US housing market and the overall economy is still several years away from recovery according to a lot of experts I trust. US house prices may seem like a bargain, but are they?

Just because some poor fool bought that house for $500,000 three years ago and now you can get it for $120,000 does not mean it’s a deal. Foreclosure does not equal deal.

Are you ever going to see a return on that investment?  Have you got your bases covered with regards to legal, tax and title issues that you need to know and understand? Are you comfortable with the financing options you have as a Canadian entering the US? What will happen with your money as it crosses the border and turns green? Are you working with a good team that works with real facts?

We aren’t personally investing in the US right now. We’re quite happy with the money we’re making in our own back yard with a great team and a solid economy behind us. But, we KNOW a lot of our Canadian readers are looking south for sun and potential profit. We also know a lot of folks that are making money investing in the US (both Canadians and Americans). We’re not going to tell you whether you should or should not invest in the US but we are going to tell you to get the facts and get the right education.

Get the Right Education to Enter the US Market as a Canadian

    Wow nice post, those who are thinking of investing in US , read it carefully. But some sources said to me that us market is healing now, what is real ?????

    Great post and you’re so right about “deals” that seem like deals, but really aren’t. The best way to look at an investment in Canada or the U.S. is for its positive cash flow. How much work will go into fixing it up, maintaining it, if it’s a $500K house, will it be rentable? etc. These are all questions that should be asked. Then that figure for additions and continuous maintenance needs to be added to the monthly mortgage, which when deducted from the amount of expected rent, should provide positive cash flow.
