Want to plant your investment flag in foreign soil? If you’re like a BIG chunk of Canadians you’re at least peeking over the border thinking about buying a property in the US. The problem for many of us is that we see the absolute GARBAGE coming over the border loosely disguised as education or AWESOME opportunities … when in fact it’s all about some US investor selling their (often crappy) deals to unsuspecting and trusting Canadians.

A recent Financial Post article declared that 1 in 5 Canadians was looking at US real estate. I find that number rather outrageous but the point was very clear to us: Canadians are heading to the US in search of bargain bungalows and other real estate deals.

We meet so many Canadian investors considering buying in the US market. We each have relatives that have made purchases in Arizona and California in the last 6 months. There’s almost a buying frenzy among Canadians when it comes to all things American. With our dollar hitting $1.05 yesterday, it feels like the ultimate Boxing Day sale to many.

At the Victoria Real Estate Investors club meeting on Tuesday the group I sat with couldn’t stop talking about the US foreclosure investment opportunities. One of the guys in the group had just bought a shopping complex in San Diego and was looking at an ocean front home just south of the city to call home. He just couldn’t stop talking about the discounted value and specifically about how he couldn’t build a home or a shopping complex for what he’s buying these properties for.
