On budget …. CHECK! (Actually a few thousand below budget!)

Value increased big time … CHECK!!

We bought this fabulous family home for $278,000. The seller had some motivation because his girlfriend was pressuring him to sell so they could buy a new place together but the market wasn’t cooperating with him. It was a quiet time for sales this winter and given all the work that the home needed – it didn’t show well.

Earlier this week we unveiled the before and after pictures of our character home renovation project. And last year we shared pictures of a major renovation project we did where we added a legal suite. One of the best things about being a real estate investor is the opportunity to add value through improvements. And, done right, renovations can add more value than you put in, increase cash flow and attract better tenants or buyers. The only problem with renovating rental property: IT COSTS MONEY!

Awhile back we shared the video diary of our rental property renovation project …  I was just clearing out some videos and found this little clip we hadn’t shared. It’s not that it’s a really exciting video – it’s not. That is probably why I didn’t include it in the video diary in the first place.

Once in awhile, we get a really good email that is from someone who isn’t happy with what we said. I say once in awhile because we don’t get very many emails from people that aren’t happy with us (thank goodness!), and when we do it’s usually something very random and useless to us like “This is annoying content – I’m unsubscribing”.  Okay then!
