One of the simplest ways to get a property financed without having to go to a bank or rustle up a private lender or two is to get seller financing in the form of a VTB. A VTB or Vendor Take Back, is simply where the seller (Vendor) of a property is willing to provide some or all of the mortgage financing on that property.

There are a lot of listings on MLS or other websites that say “MOTIVATED SELLER” in the listing. Most of them are meaningless to me. The seller may want to sell their house but they are not the kind of motivated seller that actually wants to give you a discount on the house for making the deal happen in the timeframe or with the terms they need.
