Earlier this week we unveiled the before and after pictures of our character home renovation project. And last year we shared pictures of a major renovation project we did where we added a legal suite. One of the best things about being a real estate investor is the opportunity to add value through improvements. And, done right, renovations can add more value than you put in, increase cash flow and attract better tenants or buyers. The only problem with renovating rental property: IT COSTS MONEY!

Finding the money to do your deals can be a challenge as a real estate investor. The banks are so strict about who they will finance. Even if you have enough money for a down payment on one or two properties chances are you’re going to run out of money to put down after a few deals (if you have any to begin with). It’s definitely not easy, but finding money to do deals is not my biggest challenge and I can pretty much guarantee it’s not yours – even if you believe it is.
Ok… so this didn’t get posted on Friday like I’d promised … but we ended up spending 10 hours hunting for new investment properties.
Along with driving by half a dozen potential deals we’re looking at, and spending 2 hours really getting to know a small area within Nanaimo, we looked at 2 foreclosed properties …
