Earlier this week we unveiled the before and after pictures of our character home renovation project. And last year we shared pictures of a major renovation project we did where we added a legal suite. One of the best things about being a real estate investor is the opportunity to add value through improvements. And, done right, renovations can add more value than you put in, increase cash flow and attract better tenants or buyers. The only problem with renovating rental property: IT COSTS MONEY!

April’s been a busy month for us as we ended up with two new properties to fill. Our goal is to buy one property a month, and as much as we try to stick to that schedule, sometimes we’ll end up with a month like February where we don’t close on anything and then a month like April where we get two!

On Friday we put in an offer on a solid house on a quiet street that needs a lot of cosmetic work. It needs new flooring throughout the home. The bathrooms need some work and the entire house needs painting. It’s not a massive project like our 70′s house renovation but it will still be a substantial project.
